A&E Construction has been awarded a contract to provide preconstruction and demolition-phase services to Catharine Street LP for a 24-unit condominium project to be located at 19th and Catharine Streets in Philadelphia. A construction-phase, Guaranteed Maximum Price contract is anticipated to be awarded following the completion of the preconstruction phase.
Currently occupied by a vacant church, the site is located at the Northeast corner of 19th and Catharine Streets in South Philadelphia. The owner will demolish the existing church under a separate contract with a demolition contractor with A&E providing site oversight during that phase. Portions of the church’s main entrance will be incorporated into the new facility which will feature a single, below-grade parking level as well as four levels of residential condominiums. The units, which are six per floor, range in size from less than 900 square feet to almost 1,600 square feet.
The architect for the project is Ivano D’Angella Architects of Philadelphia. The construction cost for this project will be determined once the complete scope of the project is confirmed and the Guaranteed Maximum Price is finalized. Demolition of the existing structure is slated to begin in November 2007 with the new construction beginning in the First Quarter of 2008. Completion is anticipated for March 2009.
